An auction sale generates competitive bidding, maximizing the chance to receive the highest possible value on the sale of your property. You can never really be sure you received the highest amount possible on a privately negotiated sale, but at an auction, you are assured that this will be the case. The best part is that you - the seller - establish a minimum acceptable price thereby, assuring you are fully satisfied with the end result.
Terms
You, the seller, set the terms and conditions under which your property will be sold. The timing of the sale, the closing date, etc. are all established by you prior to the auction. In most cases, the auction is an "as is" sale with bidders who come ready, willing, and able to close. Open Houses
Our Open Houses provide another advantage to you, the seller: In most cases, we will establish two Open House days at your convenience, optimally in the two weeks prior to the auction. This alleviates the stress of the constant state of readiness necessary during a conventional home sale, when realtors and potential buyers are coming through your house at all hours of the day - often on short notice. The open houses we conduct are the only opportunities prospective buyers will have to see the house prior to the auction, again motivating buyers to get ready for "the sale."
Fees
We've saved the best for last! In all instances, the fee to you (the seller) of a Koster Real Estate Auctions LLC property, is "zero". We charge the successful auction buyer a small percentage on the sale of your home. If we successfully sell your home, you pay us nothing, as all of our marketing and advertising costs are paid directly by our company. If we do not reach your reserve price, you still pay nothing.
